We tear off down to the deck, replace soft sheathing, lay synthetic or self-adhered underlayment, and re-flash every penetration, valley, sidewall, and chimney before the field material goes back on. The visible material gets the credit; the underlayment and flashings keep the house dry.

Spot leaks on a roof under 15 years old usually repair. A roof past two-thirds of its rated life with multiple leaks is almost always cheaper to replace than chase.
A typical composition reroof is 3–5 days. Concrete or clay tile is 7–14 days. Standing-seam metal is 7–10 days. Weather is the variable we cannot control.
Yes — when the tile is sound. Concrete and clay tile can usually be lifted, the underlayment and flashings replaced beneath, and the same tile re-laid. We replace 5–10% in breakage.
We coordinate with your solar contractor on detach-and-reset, or install a roof spec'd to take a future array (proper standoffs, flashing kits, conduit chases).
Manufacturer material warranty (typically 30–50 years on the field material) plus our written workmanship warranty on installation. The flashings are where workmanship matters.
