Paint is 60% prep and 40% pigment. Skip the prep and you're painting twice. Do the prep and the wall reads like a single quiet plane.
We treat painting as a finish, not a coverup. Walls patched and sanded to plane. Substrates primed by what they actually are — stucco, wood, drywall, iron — not a single all-purpose can. SoCal sun is unforgiving on exteriors, so we spec elastomeric on stucco, alkyd or modern acrylic on wood, and DTM on metal. The work that matters is mostly invisible.

Patch, sand, caulk, prime — the boring 60% that decides everything.
Low-VOC matte and eggshell. Two coats minimum, cut by hand.
Casings, baseboards, doors brushed and tipped-off for a hand-finished look.
Plaster repair, crown reproduction, lath patches when the home calls for it.
Pressure wash, scrape, sand to sound substrate. We don't paint over failure.
Stain-blocking and bonding primers chosen by substrate — stucco, wood, metal.

Most single-family exteriors run 7–14 days, weather permitting. Prep is the variable — failed wood, old caulk, and stucco hairline cracks all add days.

Floors are masked and papered, furniture moved or wrapped, HVAC returns sealed. We leave the house cleaner than we found it.
