Exterior paint in Southern California: prep is everything

The paint is the smallest variable

Two crews can apply the same premium acrylic to the same stucco and get wildly different lifespans. The difference is almost entirely what happened before the first coat: washing, sanding, crack repair, caulking, and priming.

Southern California adds a specific stressor. We don't get freeze-thaw cycles, we get relentless UV. Paint here fails by chalking, fading, and losing film integrity on south and west elevations long before the north side shows anything.

What real prep looks like

Pressure wash and let the substrate dry fully. Scrape and sand all failing film to a sound edge. Patch stucco cracks with an elastomeric or cementitious patch depending on width and movement. Re-caulk every window, door, and trim joint with a paintable urethane or high-grade siliconized acrylic. Spot-prime bare wood, stucco patches, and any tannin-bleeding surfaces.

Skip any one of those and the coating fails at that spot first, then spreads.

Product and sheen choices that hold up

We favor 100 percent acrylic for stucco and siding, with a flat or low-sheen body and a satin or semi-gloss on trim and doors for washability. On badly cracked stucco, an elastomeric coating bridges hairlines — but it must go on a properly repaired wall, never as a substitute for repair.

Sequence and weather

We paint elevation by elevation, following shade where possible, and stop when surface temperatures push past product limits. Marine-layer mornings matter too: coating a damp wall traps moisture behind the film.

What you should see in a bid

A credible exterior bid names the prep steps, the specific products and coat counts, and the repair allowance for stucco and wood. If a bid is a single line with a square-foot price, you're buying color, not protection.
