Tile vs. metal vs. composition: choosing a roof in LA & OC

How weather, fire zones, HOA rules, and structure narrow the material choice for Southern California homes.

Climate does less of the deciding than you'd think

Los Angeles and Orange County roofs deal with intense UV, long dry spells, and a handful of concentrated winter storms. Almost every modern material handles that. What actually narrows the choice is fire zone requirements, roof pitch, structural capacity, and — often — the neighborhood.

Composition shingle

Architectural composition is the value choice: fast to install, Class A fire rated in the assemblies we use, and straightforward to repair. Expect 18 to 25 years here. It suits pitched roofs on tract and mid-century homes, and it's the most forgiving material for complex rooflines with many hips and valleys.

Tile — clay and concrete

Tile belongs on Spanish, Mediterranean, and many Craftsman-era homes, and it can last 50 years or more. The critical detail is that the waterproofing is the underlayment, not the tile. A lift-and-relay — removing tile, replacing underlayment and flashings, reinstalling the original tile — is often the right and much cheaper move on an older tile roof.

Tile is heavy. On additions or when converting from shingle, the framing has to be evaluated, and sometimes reinforced.

Standing-seam metal

Metal is the long-horizon option: 40-plus years, excellent in fire zones, and very good on low-slope planes where shingle can't go. It costs more upfront and demands precise flashing work, but on modern and hillside homes it often ends up the cheapest choice per year of service.

How we make the call with clients

We start with the constraints — fire zone, pitch, structure, HOA — then look at how long you plan to hold the house. If the answer is more than fifteen years, the conversation usually moves toward tile or metal. If it's less, a well-installed composition assembly is honest money.
